What is the minimum lease term for small business space?
Standard terms are 3-5 years for the best rate, but we can structure shorter terms (1-2 years) for first-time tenants and growing concepts. Talk to us about what works for your business stage.
How much capital do I need to lease a 1,600 sq ft space?
Plan on first month rent ($1,867) plus a security deposit (typically 1-2 months) plus any tenant build-out cost. Total upfront varies by use type. We can walk through a realistic budget on the call.
Do you work with first-time business owners?
Yes. We have leased to first-time entrepreneurs across salon, food service, dental, and retail. We will ask for a business plan or operating concept to make sure the space fits the use, but we are not credit-snobs.
Can I sublease if my business outgrows the space?
Subleasing requires written approval and the new tenant has to qualify on the same standards. In most cases we are flexible if the incoming tenant is reasonable. Worst case, we can also discuss combining adjacent units to give you more room as you grow.
What does CAM cover and how much is it?
CAM covers shared expenses like parking lot maintenance, exterior lighting, snow removal, and building exterior upkeep. Annual CAM at our properties typically runs $3-5 per square foot depending on the year. We share the actual reconciliation, no surprises.
